We promised to be straightforward, so we’ll tell the truth. It entirely depends on your situation. If you can get clear title and don’t need to involve third parties like a lender, attorney, or city department, we can typically close as fast as 7 days – sometimes sooner. But most of the time our closings take about 30 days from first contact until you get paid. If you need money in advance, we can typically work out an agreement on a case-by-case basis. Restrictions apply, and any pre or post-closing agreements are at the discretion of Duval Home Buyers. It’s hard to find a faster way to sell your home!

Another tough question – but here’s the transparent answer: it depends on the home. Our local team does tons of research by hand prior to making you an offer, including reviewing local comparable sales. We use these sales to determine the ARV or after repair value of your home. This is the price we think it could get on the open market with a real estate agent assuming every little issue was taken care of including major repairs, updates, and premium upgrades. From there we determine how much the repairs and maintenance for the home will cost, and we base our offer off of those numbers. Typically you’ll earn about 85% of the as-is value when you sell. But in return you’ll get certainty, speed, and all of the support you need to ensure you get paid how and when you expect to. If you have a home in perfect condition, and you don’t need to sell quickly, we’ll be honest – listing is likely going to earn you more money on your sale. But we find that most homeowners are glad they went with us when selling a difficult home because of how fast and easy it is.
